Kurt Hartmann is the Chair HDRB&B’s Real Estate Department and represents institutional and individual clients in a wide range of real estate, corporate and general commercial matters in New Jersey and New York.

Leveraging more than 30 years as a trusted advisor, Mr. Hartmann serves as outside general counsel to a number of businesses, including real estate developers, real estate owners and managers, hotels, financial institutions, and construction companies. He has a broad range of experience in commercial finance, representing both lenders and borrowers with respect to all forms of financing. Mr. Hartmann is frequently called upon to act as an expert witness in litigations involving real estate transactions and complex title issues.

Prior to founding HDRB&B, Mr. Hartmann maintained his own law practice, specializing in corporate and real estate transactions. From 1994 -1996, Mr. Hartmann was a research analyst with Transnational Research Corporation, an international political and economic consulting firm.

  • Represents Freedom Bank, a New Jersey Bank in hundreds of Mortgage Loan transactions involving Borrowers and Properties located in New Jersey and New York.
  • Represents medical office building owner in connection with negotiating all leases.
  • Acted as counsel for lenders and borrowers on hundreds of commercial real estate and finance transactions in the $500,000 to $20,000,000.00 range.
  • Represented Bergen Commercial Bank (then Greater Community, then Valley) in numerous commercial real estate mortgage transactions.
  • Represented numerous property owners in lease negotiations with major national corporations including McDonalds, AGFA, Burlington Coat Factory, etc.
  • Represented Borrower in $6,200,000.00 mortgage-conduit (securitized deal) refinance of multifamily property (Lender was Merrill Lynch Credit Corporation).
  • Represented Borrower, Owner of a shopping center located in Bergen County New Jersey in connection with $16,000,000.00 refinance (Lender was Principal Life Insurance Company).
  • Represented Nursing Home Borrower in $10,000,000.00 U.S. Department of Housing and Urban Development Insured Mortgage Loan (Lender was Wachovia Multifamily Capital, Inc.).
  • Represented major auto dealership in connection with the sale of the business and real estate.
  • Represented Hotel Operator in $11,500,000.00 refinance of Hotel Property (Lender was Lakeland Bank).
  • Represented Borrower, a Delaware Business Trust in connection with a $13,251,953.63 Credit Tenant Lease Financing/Note Sale Transaction (Lender was Wells Fargo Bank Northwest, N.A., as Trustee).
  • Represented major auto dealership in connection with the sale of the business and real estate.
  • Represented Borrower/Owner of Multifamily Development in connection with $16,000,000.00 infrastructure/construction financing for project located in Bergen County New Jersey Lender was Wells Fargo Bank, NA).
  • Represented Borrower in $11,875,000.00 refinance of multifamily property located in Passaic County, New Jersey (Lender was Valley National Bank).
  • Represented Nursing Home Borrower in refinance of $10,000,000.00 U.S. Department of Housing and Urban Development Insured Mortgage Loan (Lender was Oppenheimer Multifamily Housing & Healthcare Finance, Inc.).
