Mr. Hartmann is a founding member of HDRBB and leads the firm’s Business, Real Estate and Lending Practice. Mr. Hartmann represents institutional and individual clients on a wide array of real estate, corporate and general commercial real estate matters in New York and New Jersey.

Mr. Hartmann serves as outside general counsel to a number of businesses, including real estate developers, real estate owners and managers, hotels, financial institutions, and construction companies. Mr. Hartmann also has a broad range of experience in commercial finance and represents both lenders and borrowers with respect to all forms of financing. As a result of Mr. Hartmann’s experience, Mr. Hartmann has been called upon to act as an expert witness in litigations involving real estate transactions and complex title issues.

Prior to founding HDRBB, Mr. Hartmann maintained his own law practice, where he specialized in corporate and real estate transactions. From 1994-1996, Mr. Hartmann was a research analyst with Transnational Research Corporation, an international political and economic consulting firm.

  • Acted as counsel for lenders and borrowers on hundreds of commercial real estate and finance transactions in the $500,000 to $20,000,000.00 range.
  • 2005-2011: Represented Bergen Commercial Bank (then Greater Community, then Valley) in numerous commercial real estate mortgage transactions.
  • 2008-2012: Represented Freedom Bank, a New Jersey Bank in more than 125 Commercial Mortgage Loan transactions involving Borrowers and Properties located in New Jersey and New York.
  • 1998: Represented Borrower in $6,200,000.00 mortgage-conduit (securitized deal) refinance of
    multifamily property (Lender was Merrill Lynch Credit Corporation).
  • 2006: Represented Borrower, Owner of a shopping center located in Bergen County New
    Jersey in connection with $16,000,000.00 refinance (Lender was Principal Life Insurance
    Company).
  • 2008: Represented Nursing Home Borrower in $10,000,000.00 U.S. Department of Housing
    and Urban Development Insured Mortgage Loan (Lender was Wachovia Multifamily Capital,
    Inc.).
  • 2008: Represented Hotel Operator in $11,500,000.00 refinance of Hotel Property (Lender was
    Lakeland Bank).
  • 2011: Represented Borrower, a Delaware Business Trust in connection with a $13,251,953.63
    Credit Tenant Lease Financing/Note Sale Transaction (Lender was Wells Fargo Bank Northwest,
    N.A., as Trustee).
  • 2011: Represented Borrower/Owner of Multifamily Development in connection with
    $16,000,000.00 infrastructure/construction financing for project located in Bergen County New
    Jersey Lender was Wells Fargo Bank, NA).
  • 2012: Represented Borrower in $11,875,000.00 refinance of multifamily property located in
    Passaic County, New Jersey (Lender was Valley National Bank).
  • 2012: Represented Nursing Home Borrower in refinance of $10,000,000.00 U.S. Department
    of Housing and Urban Development Insured Mortgage Loan (Lender was Oppenheimer
    Multifamily Housing & Healthcare Finance, Inc.).
